OUR SERVICES AND FEES
Finding and offering property for sale according to our customers requirements; advising all potential buyers on selecting and buying property; providing qualified real estate and financial advice by our team.
Booking hotels and arranging accommodation; meeting at the airport or station. Please note that we need at least one week notice in order to make these arrangements.
Arranging property viewings and viewing trips for our customers. Please note that every trip within the borders of Sofia is free. Our fee for a trip outside Sofia is 150 and is fully refundable in case of a deal.
Research on selected property, including debt check, lawsuit check, court records check, restricted ownership check, etc. Please note that this will be done for you without any other payment for state taxes or extra fees it is included in our commission.
Providing qualified Legal service and advice by our lawyers. According to Bulgarian Law foreign individuals can buy and own buildings but not land. Foreign companies registered in Bulgaria can buy and own both buildings and land. That is why if you would like to buy a property which comes with land you will need to register a limited company and then as a capital holder own the property. Our fee for registration a Ltd. company is 650 and includes all fees such as court taxes, notary taxes, lawyer taxes, financier taxes, etc. Besides our fee, you will only need to deposit in your companys business account a founding capital of 5 000 leva (approx. 2 550) which can be withdrawn by you in full as soon as the registration is completed.
Preparing all paperwork and organizing all actions needed for finalizing the deal. Our commission for finalizing the deal is 5% of the purchase price and we are ready to negotiate this percentage with you. After you have chosen a property you sign an agreement with us which is binding for both parties and obligates them to finalize the deal. At the moment of signing this agreement a deposit (10 % of the purchase price) should be paid in order to take the property out of the market. This deposit is fully refundable in case of a deal at the completion of the sale you pay the purchase price without the cost of the deposit which will be considered as a reservation deposit. The completing of the deal consists of signing the final contract (called notary act) and takes place in front of a Bulgarian notary. At this moment the balance of the purchase price is paid, you receive the ownership documents and become the owner of the property.
In case of interest on your part we can also offer subsequent services such as property renovation, construction, furnishing, insurance, etc. Together with our partners we can provide qualified help or advice on such matters. Costs related to these matters will be estimated and paid separately in each specific case.
